Off-Plan Advisory

What’s included: A 3-5 project shortlist; launch pricing and typical premiums; expected rental yield ranges; key contract dates; reservation requirements; risks to watch (delays, service charges, resale rules); and a simple “what to do next” plan.
Buy & Resale Support (Secondary Market)
For ready/secondary properties, we handle the moving parts so you can focus on the decision. We line up viewings (in-person or virtual), check recent comparables, and walk you through the offer, MOU, NOC, bank valuation (if financed), and trustee transfer.
What’s included: Area and building due diligence (service charges, defects history if available), offer strategy, document checklist, appointment scheduling, coordination with banks/developers/agents, snagging notes, and title deed follow- up.
Mortgage & Pre-Approval (Residents & Non-Residents)
Finance can be the tricky part; we keep it straight. We match your budget and timeline with suitable banks, explain LTV (Loan to value) and rate options (conventional/Islamic), and map payments against the developer schedule so cash flow stays predictable.
What’s included: Quick affordability check, bank shortlists, document checklist (passport/visa/EID, payslips or company docs, statements), introductions to lenders, pre-approval support, valuation coordination for ready units, and a simple repayment schedule.
Seller Services & Valuation
Good Selling starts with the right price and clean presentation. We build a pricing view from recent sales and active listings, prep the unit (photos/video/floor plan), and market through the right channels to reach genuine buyers. Then we manage offers, MOU, NOC, and transfer.
What’s included: Comparable report, pricing strategy, marketing pack, portal listing support, buyer screening, viewing management, negotiation support, timeline tracking, and close-out at trustee/land department.
European Union & Netherlands Desk
If you’re based in Europe, we work on your clock. Our team handles call in friendly time slots, explains documents clearly, and supports remote purchases (including POA if you prefer not to travel). We keep you updated on currency, payments, and developer milestones.
What’s included: Calls on request, meeting slots in EU hours, POA and document guidance, video tours, notarization/attestation pointers where relevant, and steady progress updates from reservation to handover.
