Tenant Essentials
Renting a home in Dubai is simple when you know the steps — and even simpler when we do the tricky parts for you. This section shows you, in plain terms, how to budget, search, view, agree the lease, and understand your rights. Wherever you need help (negotiation, paperwork, or dealing with the landlord), our team can step in.
Finding the right place and applying
- Start with your budget (rent + utilities + deposits + PDCs [Post-Dated Cheques] / bank transfers your landlord wants) — we can help you estimate this.
- Check current rental levels in your preferred areas so you don’t overpay.
- Search through trusted portals or let us line up options and viewings for you.
- When you like a unit, we can negotiate rent, start date, and number of cheques.
- Keep documents ready: passport, visa, Emirates ID [Emirates Identity Card], proof of income, and references if asked.
- Read the lease properly before signing — we can review and point out clauses to watch.
Moving in and managing your tenancy
- Pay the security deposit and give the agreed PDCs / transfer schedule.
- Do a move-in inspection and take photos of existing marks/damages — we can prepare the checklist.
- During the tenancy, report maintenance on time and keep rent payments regular.
- If you want to renew, talk to the landlord early; if you want to move out, follow the notice period in your lease (often 30–90 days).
Rights, responsibilities, and resolving issues
- Know the basics of Dubai rental rules and the RDC [Rental Disputes Center] — we can explain the parts that apply to your case.
- Try to solve issues directly first (repairs, late cheques, access cards); if that fails, we can guide you on filing at the RDC.
- At move-out, return keys/access cards, leave the unit clean, and do a final check.
- Your deposit should be returned minus only agreed deductions (damage or unpaid bills) — we can help you document this so it’s fair.
